Challenging New Property Tax Values – Informal Review Process

What Property Owners Need to Know

Ohio counties update property values on a regular cycle. Every six years, the county auditor performs a full reappraisal of all properties, and at the three-year midpoint the auditor makes a market-based update. In Franklin County, 2026 is that midpoint update year.

The Franklin County Auditor has released tentative property values, and property owners will have an opportunity beginning in July to request an informal review. Because of a procedural change at the Ohio Department of Taxation, the 2026 values may remain in place for four years, until 2030.

Significant Franklin County Property Value Increases

For the triennial update, the auditor relies on market data and statistical analysis rather than visiting each property in person. As a result, some Franklin County properties saw notable increases.

  • Industrial properties experienced the sharpest increases, averaging 13%, with some rising as much as 20%.
  • Apartments and other multifamily residential properties also saw modest increases. Among major residential neighborhoods, average increases were approximately 14% in Bexley, 12% in New Albany, and 10% in Olentangy.

Informal Review and Challenges: What Taxpayers Can Do

If you believe your tentative value is higher than your property’s fair market value, you can request an informal review with the Franklin County Auditor’s Office. The Auditor’s Office will offer in-person review sessions from July through August, and online appointments will also be available.

One advantage of the informal review process is that, in most cases, a school district cannot take part to oppose a reduction. If you are not satisfied with the result, you can still file a formal complaint next year with the county Board of Revision.

Because any reduction granted in 2026 may remain in place for four years rather than the usual three, it may be especially worthwhile to address valuation concerns early.

Many other Ohio counties are also revaluing property in 2026, including Athens, Butler, Delaware, Hamilton, Licking, Madison, Montgomery, Morrow, Perry, and Summit.
